UrbanVault Expands into Chennai with 100,000 Sq. Ft. Across Three Properties

UrbanVault’s Chennai leases of GradeA properties reflect its strategy to establish presence, validate demand, and scale rapidly.

UrbanVault, one of India’s leading managed and flexible workspace providers, has announced its entry into the Chennai market with a combined 100,000 sq. ft. of workspace across three properties. The company’s Chennai portfolio includes Olympia Teknos and UV IPL in Guindy, as well as Ceebros Chambers on Velachery Main Road.

The Chennai expansion marks UrbanVault’s entry into its seventh city, taking its national portfolio to more than 3 million sq. ft. across 80‑plus centres. The company expects annual revenue to exceed ₹3.5 billion in FY2027, supported by continued expansion across major business markets and growing demand for managed and flexible workspaces.

Amal Mishra, Co‑Founder & CEO, UrbanVault, said, “Chennai doesn’t need another operator pitching hospitality‑grade lobbies. It needs workspace that is ready when businesses need it. That is the proposition we have taken to every city we have entered. Every city we have entered started as a bet. Chennai is the one we are not hedging on; this is where we expect to build one of our largest clusters outside Bengaluru, not a side market we visit once a quarter.”

UrbanVault’s strategy has been to establish an initial presence in a market, assess demand, and scale rapidly once potential is validated. In Chennai, its third property, Ceebros Chambers, spanning nearly 50,000 sq. ft., is already four times the size of its first location.

Olympia Teknos in Guindy is located in a prominent Grade‑A technology park and comprises the entire fifth floor, spanning approximately 15,000 sq. ft. The location offers connectivity to Chennai International Airport and key commercial districts.

UV IPL, also in Guindy, is a newly constructed standalone property spanning over 25,000 sq. ft. across stilt plus four floors (S+4), along with a terrace cafeteria. Designed with scalability in mind, the centre can accommodate up to 800 seats and is targeted at startups, small and medium enterprises (SMEs), and larger enterprises.

Ceebros Chambers on Velachery Main Road is UrbanVault’s largest Chennai property, spanning over 50,000 sq. ft. across (S+4) with a terrace cafeteria. Located along the Velachery Main Road commercial corridor, the Grade‑A office building can accommodate up to 1,200 seats.

The Chennai properties are part of UrbanVault’s approach to expand beyond traditional managed and flexible workspace solutions into end‑to‑end workplace offerings, covering strategy, design, fit‑outs, furnishing, and facility management. The company sees this integrated model addressing enterprise requirements for speed, flexibility, cost efficiency, and operational control.

With increasing interest from enterprise clients and a growing pipeline of large‑format projects, UrbanVault expects its fit‑out and facility management business to become a key contributor to overall growth.

UrbanVault has expanded across Mumbai, Bengaluru, Pune, Gurugram, and other major markets, with more than 3 million sq. ft. of workspace across 80-plus locations and over 70,000 seats under management. The Chennai expansion strengthens its South India presence and provides a platform to tap into the city’s growing enterprise, technology, startup, and services ecosystem.
