Commercial use of properties in residential areas is going to be allowed by the Uttar Pradesh government. The government, till now, was not allowing the use of residential areas for commercial use under the housing and urban planning act. The new provision is proposed in the new housing policy which the State government is set to put in place.

In most of the residential colonies, people have been using part of the residential space for commercial use in complete violation of the housing act. Under the new policy, a property owner will be required to get a map sanctioned from the respective development authority or the UP Housing and Development Board (UPHDB) before the space is used for commercial purpose. People, as a matter of fact, have been using the residential properties as banks or even shops for which they did not take permission from the development authorities.

Often the commercial space was allotted on the ground/first floor of the building while the residence was maintained on the higher floor. This was a kind of mixed land use. The State government wants to regularise this through the new policy.
